Severn Trent have found a leak under next door's house but because the one stop tap outside feeds both their house and mine, there'll be disruption ahead. It looks like ST sent us both the same letter though saying that we need to arrange something with 7 days or they have the power to gain access to the property, carry out the work needed and then charge for it. Or something like that - I've passed it on to the letting agency to sort out.

I couldn't sleep last night, and noted that (possibly due to the fact it was so cold) the boiler was turning itself on and off every 30 minutes or so, keeping the house warm. Which was nice of it.

Looks like I'm having boiler problems again too - either that or the shower is knackered. Basically, the hot water only kicks in if you turn the shower dial all the way over - which would be fine if I want to burn all my skin off. As soon as I attempt to put it on the right setting, the hot water turns off (I can see the boiler from the shower and the demand light just goes straight off) and it's back to freezing cold.

Any ideas before I just report it to the landlady?

Turn the other dial, the flame setting, down a bit and see if that helps.

I wasn't sure if that was a serious reply or something to do with Grim's post, but there is an unmarked dial on the front of the boiler which appears to do very little.

Incidentally, I've just been googling for a picture of the boiler and on one of the pages, it shows Mr Dave's avatar from Myfinger's boiler thread.

Yes, it was serious. If the flow is too low for the flame setting, it can overheat and cut out for too long, and then the water runs cold.

If you've tried that, and anyway if the problem developed suddenly without fiddling withit, then it's probably a fault.

Some advice needed. As stated in B&B, my boiler is fucked. The engineer said it has a major leak from the Upper Hydro block which is affecting numerous bits and causing the heating not to work. For what it's going to cost to repair, we'd be halfway to the cost of a new boiler with a shiny warranty and service plan and stuff like that. So we're going to get a new boiler.

That's not the problem. The hot water still works. But when it does, the boiler pumps a lot of water out of it's overflow pipe into the garden, a worrying amount. I need to know if it's safe for me to have the boiler switched on for an hour every night so we can shower and do the washing up without the boiler exploding or burning the house down.

Any advice, hive mind?

I'd have thought that if it were actually dangerous that the engineer would have decommissioned it immediately. Give him a ring and ask.

What could cause problems is if the amount of leakage overcomes the overflow capacity and floods the inside of the machine. Even then it shouldn't be disastrous, the electrics might go bang though.

I'd I were you I'd keep using it but would be aware of where the mains switch or breaker is for it

Weird that the can't just replace the hydroblock or even the leaking seal.

At MaliTowers, there was one boiler for the water, and one for the heating. When the heating one broke, the man said pretty much the same. After much "umming" and "ahhing" I decided to pay the premium and get British Gas to install a new one, and remove the two. It cost about £1k more, but I decided that if it did go horribly wrong I'd have more comeback against BG than a sole trader.

Well, they can, but the engineer did a quick total up taking into account we have a weird french boiler with oddball parts, plus labour and we were already into hundreds.

With a baby on the way in Feb, I don't want to risk a cold house, so I'm willing to stump up for peace of mind and warm cosy toseys.

If your current boiler is old, a brand new spanking shiny one may well be a fair chunk more efficient as well. It might save you some cash on your gas bill in the long run.

If it make you feel any better my new (new to me) house this year had a rotting pipe spilling water all under my house the day we moved in. Due to poor ventilation it had caused two supporting under floor joists rot through. (obv been leaking for a while) YEAY! All fix now.

Yes I can confirm that, I replaced our 15 year old boiler will a new Baxi & the number of units used has gone down which balances out against the price of gas

Still, you'll be marginally less screwed than the rest of us when WWIII breaks out and gas rationing is introduced after Russia gets nuked.

It seems fairly high, but there is a fuckload of plumbing and stuff in this house (two boilers and a pressure-increasing-thing), so it could pay itself off very quickly.

That British Gas homecare thing is amazing.

We use it, and can call them out from everything to a boiler not working, to a radiator valve sticking, to the ballcock breaking on the toilet cistern.

We're on the Silver level, or whatever second best is. If you upgrade to the max they'll come and fix your washing machines and stuff like that as well.

But basically, I fail to see how they can at all make money if they get abused as much as we do to them.

It's basically insurance for everything that might break in the house, with no penalty for callouts.

It's going to be at least a week. Everyone seems to want to do an assessment first, which you need an appointment for, which is booked in the future. It's a good job it's not cold yet. How can I speed this up?

The won't do showers or electrical appliances (there's a different one for that), but any problem with your plumbing or wiring and they'll sort it out.

I've been in the loft today, apparently I may need to "reroute cabling", whatever that might mean. Expect explosions soon.
