I could work this out, but I have a cute, (but teething and cold ridden) baby on my lap who refuses to sleep.

2.77% and a £999 up front fee

3.19% and no fee up front.

At what point does the 2.77% mortgage become better value?

ah, I see what you are saying, there are 2 variables, I guess, the amount borrowed and the term.

Lets assume I'm gonna change mortgage provider in 5 years or so.
