Yep - he noted that the render was cracking a bit, but just said that "it would need replacing at some point". What he didn't know, and to be fair couldn't, was that the stone work underneath (i.e. the actual wall) was fucked.

I call shenanigans on your surveyor.

Blown render will always let water in, he should have been competent enough to raise it in his survey as an issue. Brickwork/stonework takes a very long time to soak through and deteriorate.

I had the same problem with my house. Instead of rebuilding the (very fucked and spongelike) gable end I asked the builder to fasten sheets of galvanised mesh to the 'good' brickwork and render over that. It has given stability to the wall and now I have rendered over it, it will hold out the water and allow the brickwork to dry out. It was faaaaar cheaper than taking down the wall.

Not sure how you'd stand with a repair like that on anything historically significant.

You might also want to check the last course of tile on the eaves of the gable, if they're not overhanging the render the rain will continue to be driven behind your new render. Simple job, just involves putting a new course of cut tiles (or slates) at the edge of the roof.

I'll get back in my box now.

Cheers Mr The Egg - I am going to have a look at the survey report, and then once this is over may be sending a solicitor's letter to him.

We're grade 2 listed, so if the stonework is fucked we'll probably have to replace it rather than do as you have. However, it looks like it may only be part of the outside course (the wall's almost 2 foot thick), so it could be a case of just replacing a few feet's height of stones, and then rendering back over as planned. I'm guessing given the likely area it should only be an additional £1500 to £2000.

Yeah, that's caused by the exposed wooden beams at the top. They didn't render over those, so the water gradually soaked through the timber and got down into the wall. The tiles do overhang, but it makes no difference as the problem is the piece of wood underneath them.

Hahahahah. I told my wife to make your suggestion to them, and they made it before she got her mouth open!

They've checked a bit more on the side of the house, and the severe problem is quite small and localised, so they can deal with it in the manner you suggested. They'll cover and render over the timber to deal with the root cause, as well. The renderer and builder are now much happier with the state of affairs. Huzzah!

And the Directline phone TALKS (by wobbling, it seems) and has a mouse for a sidekick. And inexplicably, when the Directline jingle plays, the mouse makes the phone dialling noise.
