I found a bug. Each centre point was also included in the calculation, which skewed it a little. Fixing that moved it closer to myp's house. BUT! Mr Dave and Morte have now dragged it a bit further south! Hurrah!

(I'm not doing hours of work to prove myp is the centre of Beex.)
